Rehab Example 1

This is a 1700 square foot home with 4 bedrooms, 1 bath, and a finished attic that can be used for storage or as an additional room and storage. The property is fenced in with walkway and driveway gates. There is a front concrete porch with a concrete walk-around to the back yard and to a large detached shed. There are concord grape vines, peach tree and a Japanese Maple tree in the yard.

Between the time of contract ratification and closing a shut-off valve leaked which resulted in water on the floor in a few rooms. Clean-up was immediate as some carpet was wet. During the process of finding the source of the leak it was determined that the plumbing needed to be reviewed. As can be experienced sometimes with an older home one thing leads to another.

Week One
• Remove and redo all the plumbing for Kitchen and Bathroom
• Add electrical outlets as required
• Remove a water softener system that was not needed
• Remove wall-to-wall carpet and tack strips
• Prep house for painting
• Paint complete inside with primer
• Paint complete inside with chosen color
• Install new kitchen cabinets, and counter top
• Purchase carpet, dishwasher, refrigerator, washer, dryer, microwave, kitchen cabinets, exterior door knobs and locks

Week Two
• The electrical was hooked up to the service panel and the Clothes Dryer plug added below the panel.
• An extra cabinet added in the same area. It is always nice to have not only new plumbing installed, but to have it done properly and neatly as well.
• The sink cut-out was made and the sink attached.
• Bathroom vanity was reinstalled and a new mirror/medicine cabinet and faucet were installed
• New Dishwasher, Disposal, Microwave and Refrigerator installed
• New Washer and Dryer installed
• New Carpet installation on two levels
